I will take all of the work out of the new build buying process for you by sifting through the details, accompanying you to model home sites and representing you through the entire transaction.

How It WORKS

01. CONSULTATION CALL
During our initial consultation call we will discuss your real estate needs and how I can be of service! Prior to our call, I will have you fill out a short from that will help direct our call and allow me to do some research on the front end. For buyers, this form will ask you about your ideal property criteria and goal for the home (Primary, part time home, rental property, etc.) For sellers, the form will ask you for details on the property you are looking to sell. 02. AGENCY AGREEMENT
If we decide to move forward in working together, the agency agreement allows me to get to work for you! For buyers, we will set you up on a new property search and as you find properties you like I will do additional research and conduct the showings for you. For sellers, we will get your property ready for the market and have it professionally photographed for marketing materials and the MLS.

03. ALL ACCESS
During our agency relationship, you will have all access to me. I take a limited number on clients in order to be able to offer them this all access support from beginning to end. This means that I don’t keep 9-5 “office hours” and I am never “off of email for the day”. I am available 7 days a week to my clients and those pertaining to our transaction.

Frequently Asked QUESTIONS

  • Sellers pay all agent commissions. That said, this means buyers do not pay to be represented by a realtor. When working with me, the only exception is a refundable retainer fee I collect for out of state buyers who will conducting all their home showings virtually. This fee is discussed during our consultation call as it varies based upon the clients needs.

  • Not at this time. My services to you involve only the acquisition of property. I will however provide my recommendations for property management companies and vendors such as cleaners, handymen, landscapers, etc.

  • In order to offer the highest level of service, I conduct a consultation call prior to working with new buyers and showing them properties. For all showings, a pre-qualification form from a lender or a proof of funds letter from your banking institution is required.

  • As a member of 3 real estate associations in Arizona I have access to homes in Maricopa and Pinal County (This covers the Phoenix metro area- Scottsdale, Tempe, Cave Creek, Carefree, Gilbert, Chandler, Queen Creek, to name a few!) I also have access and work in the Sedona and Flagstaff markets. If I am unable to help you in a specific area of Arizona, you can still begin the process with me and then I can connect you with a vetted realtor in that specific area. My network is always growing, so in some cases I can connect you to agents outside of Arizona as well. Let’s connect and see how I can help!

  • I am happy to make recommendations during our consultation call and connect you to a lender that may meet your specific needs!

  • In order for me to represent you in any transactions, our agency agreement must be made clear to the selling agent. For open houses, you will need to let them know you are already working with a realtor and refrain from signing in as a new prospect for them. For new home builds, it is a REQUIREMENT that the first time you visit the site you are accompanied by your agent. If I am not with you on your first visit, you will be required to work with one of their representatives on site through the entire transaction and I unfortunately will not be allowed involvement.

  • Yes. During our consultation call we can discuss whether you will need to sell the subject property before or after the sale and the 1031 exchange companies I have worked with in the past to assist you through the process.

  • When privacy is a concern, I work with my clients to ensure that their privacy is maintained throughout the transaction. This includes but is not limited to, advising clients on alternative ways to take title, signing non-disclosure agreements and making those available to others involved in the transaction, and communicating on secure platforms throughout the transaction.
